The body corporate needs to fix the gate or maintain the gate. Once the contractor fixes the gate, the trustees or caretaker will confirm that the gate is repaired, and then gives the managing agent authorisation to pay the contractor.
If an resident damages the gate and there is proof that this has occurred, the body corporate repairs the gate and charges the cost of the repairs to the owners levy account.

Hi Gavin,
It would also depend on which gate you are referring to. If it is for eg. the main entrance gate used by all residents, this would be for the body corporate to have fixed. The managing agent would be given an instruction by the trustees once they were happy with the work undertaking, to pay the invoice. However, if this is a gate for which you are responsible, then you would most likely appoint your own contractor to undertake the necessary maintenance, and pay him directly.
